If you already have a lot where you want to put a tiny house, you can still purchase a tiny house through River Ridge Escape. Determine the closest floor plan to reflect the way you live, then we’ll assist in any customizations and the selection of appliances, fixtures, lighting, window placement, and other features to make your tiny home beautiful, comfortable, and energy efficient.

Things to consider when putting a tiny home on your own land: 

  • Check with your local zoning office to see building codes and regulations to ensure a RV Park Model, Modular Home or THOW is allowed on your property. Ask about square foot minimum, septic per acre, building codes and foundation requirements. This varies from county, city, and state. 
  • Ask your health department about utilities, especially septic system. 
  • Unrestricted land is the best option if you are looking to put a tiny home on your own property. Unrestricted land usually allows you to put any house structure on the property. You will just need to see what the health department requires. Still check with your local zoning office.
  • If your land does not already have utilities or developed, it can be costly to prepare your land for a tiny home. After checking with your county/city zoning rules and the health department, you will want to find out where your septic or field lines will go to determine the house location. From there, you can start building your foundation for your tiny home. We mostly use chert for our base, but others have used concrete or block foundations. Find a local mobile home setter and/or general contractor to help guide you through the process so your land is ready for your new custom tiny home. 
  • Our tiny homes can travel far and wide which can limit how much we can help you. Delivery ONLY is included in the price of the home once we know the address of your property; however, we will be glad to walk you through how to prepare your land and send helpful contacts.
  • Purchasing land, a tiny home, and site improvements can be a costly upfront cost. The benefit of tiny home living is becoming debt free and having a smaller foot print. In the long run, you will save more money with lower monthly utility bills.
