Little River Escape is a 50 acre gated tiny home community atop Lookout Mountain. The Lots available are lease lots ranging from $395, $450, or $525 a month based on location. Lots have slightly different dimensions depending on terrain, topography, ravines, and roads. The average lot size is ¾-acre (30,000 square feet) and is sufficiently large to receive one Park Model RV and a porch and/or deck totaling between 120 and 800 square feet. Prior to siting a house in Little River Escape, the site is landscaped and prepped by the Developer. Upon delivery to your lot at Little River Escape, the Developer will also be responsible for coordinating the hook-up of utilities, septic, water, etc. Each lot has the option of customizing the placement of the home, the drive way, and fire pit/grilling area. Internet- Up to 200mg speed available through Windstream.
If you are interested in a rental investment at Little River Escape, only 10% of the total homes currently within the community can rent their home out (For Example, if there are currently 10 homes within LRE, the first person on the rental waiting list can rent their home out. The lots in LRE are available through a minimum, renewable 5-year lot lease agreement. Each purchaser makes a one-time payment ($4,000 for a one bedroom and $4,800 for a two bedroom) for the site preparation, and then pays the lot lease annually or monthly to cover your water, septic, landscape upkeep, garbage service, and use of all the amenities. The underlying land and all buildings, swimming pools and other amenities located at the community are held by Little River Escape, LLC for the benefit of all Members in good standing of the LRE community.
